CASE STUDY / GLEN IRIS 

Parkside townhouse living

Our design of these family townhouses incorporates flexible living spaces in a split-level design, with a focus on vertical space and light.

Backing onto a large park, the careful glazing design maximised views while maintaining privacy - creating a connection to the outdoors not often possible for townhouses.

DESIGN ELEMENTS

Heritage Elements

Given the heritage character of the surrounding area, the design response needed to respect heritage qualities and present cohesively in the streetscape. The external design focuses on contemporary presentation of the surrounding heritage character elements, with gable roofs, recessed upper-levels, formal porch and small eaves – all in a contemporary manner.

Split Level Slope

The design takes advantage of the sloping site, incorporating a split level that allows for high ceilings in the main living area. The entertaining focus flows through the house, with the open plan kitchen area seamlessly transitioning to a covered patio accessing the garage

 

Light & Space

Vaulted ceilings throughout the house create a feeling of verticality and openness, combined with extensive feature glazing make the spaces feel twice as large as they actually are.

 

Flexible Living

Configuration of the house itself allows for separation of living and sleeping zones, with upstairs bedrooms opening onto a light-filled rumpus room. Above the garage sits a studio providing a separate self-contained that could be used as an office or apartment.

 

Energy Efficiency

High-efficiency double-glazing and recycled composite materials coupled with passive design principles ensured the house achieved a 7 Star Energy Rating.

Behind The Façade

Planning Permit & VCAT

Given the sensitive heritage character, negotiations with Council were protracted and involved, progressing through VCAT before a Planning Permit was issued.

Site Constraints

With a relatively small property size, the design needed to make efficient use of the long-narrow lot, which can create rooms with poor aspect. The design solution of an open courtyard space and separated garage creates a generous living area with pleasant views into the private entertaining area.


Parking

Limited parking typical goes hand-in-hand with Inner-suburban living. A focus for the design was to incorporate a spacious and secure double-garage with additional frontage parking space.

DESIGN ELEMENTS

Contemporary Style
The combination of varying materials and colours fragments the façades of the houses, allowing them to nestle into the treed backdrop.

Skillion Roofs
Pitched skillion roofs formed a key aspect of the design, providing weather protection for the upper floor while also allowing for sloping ceilings in the bedrooms.

Recycled Materials
External cladding with composite timber panelling incorporates 90% recycled materials in its manufacturing, resulting in a high-quality, pre-finished product that requires minimal maintenance.

Cantilever Floors
While a small design detail, the cantilever to the ground floor areas provides a design feature that helps the middle-level stand out as a feature.

Window Hoods
Using passive design principles, key windows were fitted with hoods that shade glazing from harsh summer sunlight, but allow in sunlight through winter periods – passively heating the rooms.

BEHIND THE FAÇADE

Split Level Design
The sloping site provides a challenge for siting of the houses, though with a clever split level to the front unit, we created a practical and functional configuration for the home.

 

The split level allowed the driveway to be more gently sloped, and to avoid excessive site cut and building materials.

Tree Sensitive Footings
The park behind, with 20m high gum trees, presented a challenge, requiring detailed root explorations and arborist assessment to ensure the house would not affect the health of the trees.

 

Rogers Architects worked with our consultant and Council Arborist to design a footing system that allowed for the expansion of tree roots in relevant areas.

Protection Works
To achieve a functional garden space, the sloping site required retaining walls to allow for flat yard areas. Underpinning of neighbouring structures was required and designed by our structural engineers to ensure they wouldn’t be affected during or after construction.
